TENANT SCREENING

Tenant screening is of the utmost importance to our business to ensure a successful partnership with our clients. The qualification process consists of a credit check, background check and a review of all rental history.


COLLECT SECURITY DEPOSITS & RENTS


Security deposits are collected once a tenant is approved. This secures the property for that tenant and it remains in escrow until the tenant vacates. Rent is collected at move-in and each month thereafter on the 1st of the month. This is all done through the software we use. This software allows the tenants the pay online. It also allows the property owner to login and see all of the rent collected as well as the maintenance on the property.


PROPERTY INSPECTIONS


Inspections are very important in our effort to provide a quality product for both owners and tenants. Property inspections are done two times a year. Inspection will also be done prior to lease renewal to determine the condition of the property. All of these inspections are included in our monthly management fee. Any additional inspections can be performed upon request for an additional fee.

The photo above is an example of the software that we use. The software makes it very easy to use. It gives owners access to profit and loss statements, contributions and draws, and specific transactions you’ve made on behalf of the property. Balance sheets, income statements, and a number of other financial reports are available from any device.

This software also has a tenant portal. Residents can pay fees or rent online, view their payment history and set up recurring payments. The resident center is available via mobile app or desktop so there are no more excuses for late rent or association fees.

Residents can submit maintenance requests and upload photos directly from their phone or tablet. They can see when an item’s been assigned to a staff member or vendor, and view status updates until the item is completed, so they won’t need to call to check in. You can even assign a default staff member to receive all incoming maintenance requests and general inquiries.
